About the role: The Senior Project Manager’s role is to manage projects from the tender/bid stage all the way through to completion. Overseeing at least two large scale (£1M-£10M) projects at any one time, will be responsible for contributing to the pitch / tender process, produce logistics strategies for complex sites, be confident in presenting to professional teams, manage sub-contractors, site managers and site teams and take ownership of all aspects of the build process.

There is strong design elements to this role, therefore will be closely working with Designers and must have the ability to contribute to the design process.

Essential experience of controlling all financial aspects of a project from tender and negotiation to managing a contingency and improve the gross profit on the contract.

Compliance with all statutory requirements is essential as well as the ability to implement processes of main contractor standard procedures.

Requirements: Build good relations with client and project team. Ensure all aspects of the build process are satisfactorily completed on time and within cost and to the highest possible standards. Produce construction excellence and snag free jobs. Run at least two contracts at one time varying in value from £1M to £10M. Liaison with construction teams and landlords and clients. Design control and co-ordination : directly liaise with designers. Management of site manager and site teams.

Role Responsibilities;

  • Manage all aspects of build process.
  • Co-ordinate contractors/design against spec and costs.
  • Produce outstanding works/finishes schedule/micro programming.
  • Must be able to control all financial aspects of a project including:
  • Tender/negotiation and procurement or all trade packages to ensure most cost effective solution.
  • Cost reporting : issuing full financial statements to clients on a weekly basis.
  • Manage the change control process, producing timely and cost responses.
  • Have a clear understanding of cost and trade rates. Improve the gross profit on the contract throughout the build. Maintaining positive cash flow on every project.
  • Be able to communicate with construction teams/client teams/landlord teams.
  • Administer the O&M documentation/completion process.
  • Be able to control all aspects of the design team and ensure the right information is produced at the right time.
  • Manage the Building control and planning submission and approvals process.
  • Understand all aspects of building regulations and DDA requirements for office interior fit out.
  • Be able to identify errors in design detailing and resolve before build commences.
  • To motivate site management and sub-contractors, and ensure adequate resources to achieve project programmes.
  • To achieve total complete client / client team satisfaction on all contracts.
