Multi-trade Maintenance Operative – Residential Developer

Salary:  £35,000- £38,000 (Depending on Experience)

About the Company: Our client is a well-respected and established construction company who specalise in Housing developments in and around London. At present they have many projects in and around London. Some examples of their current projects are a development based in North East London which comprises of a selection of stylish studio, 1, 2 and 3 bedroom apartments and penthouses, Another one of their projects was a development based in South West London along the riverside which comprises of prestigious apartments and Penthouses. Our client has won 3 awards this year for ‘Considerate Constructor’.


About the Role: The roles of the Maintenance Operative is to provide warranty works as directed by Customer Service Manager within allocated geographical area as part of the Customer Service operation from the point of  completion on a property through the 2 year warranty period and beyond if required.  Therefore our client is looking for an experienced Maintenance Operative who will be based out of their head office but will be required to travel to different development sites through North and South East London and surrounds. You will be reporting into the Customer Service Manager on a daily basis.


Your Duties will include:


  • Completing a weekly schedule of works agreed and provided in advance by the Customer Service Co-coordinator, who co-ordinates appointments and provides worksheets.
  • Carry out accepted warranty or defect works and ensure they are completed in accordance with worksheets, providing good workmanship.
  • Note any variation to the works undertaken, or where further investigation is required, document the reasons and return to Customer Service Co-coordinator. All work sheets should be returned indicating completed and outstanding items.
  • Ensure materials required are sourced and available prior to commencing works and assist with collection of materials when necessary.
  • Focus on completion of works on schedule and within programme and timescale given to customer.
  • Ensure property and furnishings are properly protected prior to commencing works.  Dust sheets will be provided and every care must be taken to avoid disturbance or accidental damage to the customer’s belongings and property.
  • Represent the Company in a professional and courteous manner and seek to ensure that he Company’s interests are protected, and reputation maintained and enhanced.
  • Be positive and pro-active with the customer, particularly where the number, or type, of issues and timescale or remedial work warrants closer management.  Be aware of working in the customer’s home and seek to cause the least disruption and inconvenience possible to the customer.
  • Note time spent with customer on work sheet and any added costs e.g. materials or tools purchased to complete work.
  • Manage, and where possible, exceed customer’s expectations.  Always document what other works may have been undertaken and again seek sign off from customer.
  • Be aware of completing work to both customer and Company satisfaction.  Note any customer details that may assist Customer Service in on-going management of customer relationships.
  • Report any persistent recurring warrant issues to the Customer Service Manager.
  • Keep a log of all tools and equipment held and update the Customer Service Manager for inclusion in reporting on a quarterly basis.
  • Attend and oversee works undertaken by sub-contractors as required.
  • Attend OHS&E training as required and ensure safe working environment for customer, subcontractor and self within customer’s property.
  • Provide operational cover for colleagues during sickness, leave, training etc.


About the benefits / rewards: In return for your hard work and commitment, our client can offer an excellent remuneration package including a competitive basic salary between £25,000 – £32,000 along with a company vehicle, and 20 days holiday (additional day for each years’ service). Requirements: Our client is looking to recruit an operative with at least a 10 year trade background in either carpentry, painting & finishing, or a very strong multi trade background. You should have experience in residential construction and prior experience of working with a developer. Ideal candidates will have experience of working within the role of Maintenance Operative for a minimum of 2-3 years. The ideal individual will be highly motivated, idea-driven and capable of exceeding expectations. The candidate must also be able to confidently interact with clients on a day to day basis.
