About the Company: (For their Residential Development/Main Contracting Resi Arm)  The company is an award winning family owned property development specialist with over 35 years’ experience focusing on high quality desirable homes in London & the South-East. This small – medium company is full of ‘people’s people’ with a friendly and welcoming sociable atmosphere where repeat business is at the center of their business. They offer a stress fee service to their clients and work on a partnership basis to ensure the end product is as desired. With 4 divisions within the group this role is for the development arm focusing on Affordable Housing; Housing Associations; Local Authorities building long term relationships with a £60m turnover. Their largest scheme has just been handed over which was a £22m scheme comprising 155 units.

About the role:

You will effectively be the Preconstruction Director’s right hand man?!. You will be managing a team of 4 Technical Managers, a Technical Assistant & Document Controller.


As a Senior your main senior responsibilities will including assisting the head of the department with the team ensuring the company is up to speed with new regulations ahead of their introduction to ensure correct tender pricing; keeping BDL standard build spec up to date and complaint with new regulations; arranging ongoing CPD style training for Technical Managers; compiling and agreeing monthly board reports with HOD and advising tendering and bid team on aspects for submissions.


Additional Duties:

  • Responsible for carrying out the following duties for between 2/3 projects at any one time, ranging from private to social housing schemes:
  • Appointing external consultants
  • Resolving technical issues arising from sites.
  • Managing the consultants’ appointment process & paperwork including: PI insurance. Collateral Warranties.
  • Managing Code for sustainable homes assessments.
  • Checking working drawing packages produced by External Consultants.
  • Suggesting alternative construction methods, details and materials to increase margin, improve quality and reduce life time costs.
  • Completing the registration process with the NHBC.
  • Obtaining design drawings from suppliers and obtaining consultant approval.
  • Appointing / checking Landscape Architects details.
  • Checking Structural Engineers drawings in relation to the Architects drawings.
  • Attending site meetings and reporting to the Head of Pre-Construction regarding updates and progress.
  • Obtaining ground investigation/remediation reports.
  • Obtaining SAP calculations and arranging Air Pressure Testing for completed units
  • Obtaining Robust Detail certification or arranging sound testing for Building Regulations / CSH compliance.
  • Attending departmental development review meetings.
  • Issuing drawings to other departments and site.
  • Obtaining Buildmark Choice Insurances for Housing Association units.
  • Liaising with Highway authorities in relation to Section Agreements (278, 38, 104).
  • Dealing with the Party Wall surveyors to obtain relevant approvals.
  • Liaising with service consultants to obtain TBS and other relevant service agreements
  • Liaising with SBD officer with a view to Full and Part 2 compliance with SBD standards.
  • Discharging and liaising with Planning Authorities in relation to planning conditions.
  • Discharging and liaising with the NHBC/Premier in relation to warranty conditions.
  • Discharging and liaising with Building Control body in relation to building regulation discharges.
  • Assessing drawings for conformance with Lifetime Homes and quality standards for social housing units.

Key Competencies Required:

  • Excellent Design and Engineering construction knowledge
  • Excellent Technical and Building Construction knowledge
  • Strong knowledge of Building Regulations
  • Strong knowledge of NHBC/Premier Guarantee Standards
  • Strong knowledge of Health & Safety / CDM Regulations
  • Experience of coordinating, managing and providing technical guidance and support to residential developments.
  • Previous relevant experience of both Private and Social housing schemes is preferable
