What do I need to achieve and deliver to be effective in this job?


  • Continually and thoroughly review the programmes, plan, budgets, preliminaries and site as a Analyse findings, impact thereof and take corrective action in a timely manner to ensure objectives are met.
  • Ensure the Construction Phase H&S Plan and Project Environmental Plans are prepared, implementedand
  • Assist in the preparation of detailed construction Ensure the works are planned

in a manner that maximises commercial performance and promotes delivery of best quality products, on time, within budget and constructed in the safest manner. Motivate the site team and wider project team to best deliver objectives.

  • Take responsibility for pre planning and continuous management of all site activites including performance to deliver programme, quality, budget, health, safety and environment
  • Organise the handover of completed units to sales, customers and clients in accordance with current procedures and ensure all our customers are given the highest level of customer service and all staff abide by our customer charter to ensure 5 star customer
  • Set up sites and ensure all necessary licences and notices are given in a timely
  • Raise requests for information back to the design team in a timely
  • Organise the works to ensure without compromise compliance with all health, safety and environmental
  • Motivate the site team and third parties to best deliver objectives.
  • Uphold and promote our values within the site team such that they are second nature to
  • Build relationships with our supply chain and consultants such that we are their preferred
  • Ensure the works are satisfactorily supervised at all times and that the project is executed in accordance with the current construction
  • Ensure that quality inspections are carried out in accordance with current construction procedures and quality standards are
  • Ensure all subcontractors are coordinated and held to account via weekly subcontractor
  • Ensure all staff comply with cost control procedures and avoid unauthorised expenditure. Control expenditure such that margins are maintained and or
  • Ensure the supply chain is managed such that they work in accordance with contracted conditions
  • Ensure all required materials are planned and called off in accordance with the required
  • Co-ordinate with the sales team to ensure every aspect of how the construction is progressed complements the sales and marketing strategy and where adjustments are required to maximise sales revenues and rates, action is taken promptly and
  • Co-ordinate with the commercial department to ensure the works are executed within budget to maximise potential savings, prepare all necessary information required to ensure robust tender packages are prepared and comprehensive orders are
  • Co-ordinate with the commercial department to ensure the timely placement of orders for materials and sub
  • Co-ordinate with all inspectors of the works to ensure required quality is achieved and the appropriate certification/verification is achieved.
  • Attend/chair all project related meetings as required to co-ordinate the whole team’s resources to achieve
  • Co-ordinate the installation and connection of statutory services by
  • Co-ordinate the requirements of all third parties and or clients (RSL’s and/or purchasers) within the construction
  • Implement the agreed waste policy and
  • Ensure all involved in the project are briefed on the project progress and
  • Provide clear precise information and instruction to all parties in order to ensure they all clearly understand what is required of them to meet our objectives.
  • Adhere to defined reporting and meeting structure to both internal personnel and third
  • Provide continuous feed back in respect of particularly successful and unsuccessful elements of each project in order future projects can
  • Report immediately any exceptions that impact on cost, time, quality, environment, health & safety and our
  • Prepare and report to directors, third party clients, as .
  • Ensure handover schedules are continuously updated and
  • Hold reviews where necessary to ensure continuous improvements and to promote
  • Ensure as built drawings documentation, operating and maintenance manuals are prepared and distributed/archived in central file in a timely
  • Ensure all key project documentation is returned to Construction administration and archived Including documentation to be retained for set period in accordance with group procedures or current legislation.
  • Ensuring customer issues are prompty dealt with in accordance with our customer services


To be successful in this role I may have experience in these areas:


  • 5 to 8 years minimum experience of overall management of new build housing
  • Excellent knowledge of building construction and site
  • Excellent knowledge of Health, Safety and Environmental policy and procedure
  • Professional communication style, collator, delegator and management
  • Professional management style, able to motivate team members and be decisive to ensure positive
  • Excellent attention to detail, good administration skills and well organised to meet deadlines and timescales of
  • Must be IT literate including . programming


It would be an advantage if I have these qualifications:


  • First Aid
  • Level 6 NVQ diploma in site management
  • ACIOB membership
  • Scaffold inspection certificate
