Quantity Surveyor  – Construction 

Location : Uxbridge

Salary – 50-60k

Our client are a small private company devoted to delivering housing solutions to the public sector. They have different parts to the group including social housing and high end one off residential dwellings.

 

The main roles include the financial management of projects, negotiating and agreeing contracts and meeting banking compliances. You will be an experienced professional with substantial knowledge at a Senior level within a Quantity Surveying or Commercial function.

You will also need to have good risk management skills as well as financial reporting abilities. The Quantity Surveyor  is required to ensure that all commercial aspects of the project under their remit are properly managed and controlled, and that commercial strategy is developed and delivered in accordance with the requirements of the project delivery.

 

Key Responsibilities of the Quantity Surveyor  :

  • Management of the entire Project along with the Finance team.
  • Ability to work under pressure, managing conflicting demands
  • Carry out reviews of contracts and drawings
  • Provide assistance, support and guidance on all commercial issues within the projects and ensure that sub-contractors attain their maximum potential
  • Review all contracts to deliver maximum margin
  • Provide contractual advice during the tendering process
  • Identify improvements to commercial procedures
  • Manage the monthly commercial audit process
  • Manage mediation/adjudication sub-contractor claims
  • Ensure the subcontract process is administered correctly to protect the Company
  • Attend all project handover meetings and create backing minutes.
  • Ensure effective interaction between the Quantity Surveyor and the Operational sub-contractor site teams
  • Manage build project timescale and plan

Reporting

  • Complete monthly review of contract results and performance timelines
  • Manage monthly reporting to satisfy the requirements of the board and provide any other reports which may be required
  • Manage and review cost to complete forecasts.


Bank Valuation and Cash Collection

  • Ensure all valuations are submitted on time
  • Maximise monthly valuations with the bank in line with company procedures
  • Ensure timely collection of drawdowns
  • Manage the variation submission with cost and variance information
  • Deal with claims preparation, final account negotiation and settlement where necessary


Other

  • Business development related functions or requirements
  • Appreciate and maintain company commitments with regards to PI insurance and other relevant insurances with all contractors.
  • Ensure compliance with corporate governance

  • Ability to establish and maintain good relationships with contractors and colleagues
  • Attention to detail
  • Exceptional communication skills – both verbal and written
  • Good commercial awareness, forecasting skills and budgeting with the finance team
  • Excellent organisational, planning, and prioritising skills
  • Flexible to work out-of-hours when necessary/required due to sub-contractor requirements (very occasional)
  • Must be RICS Qualifies
