We are currently seeking a Land & planning Manager on behalf of one of our main clients.

The company is an award winning family owned property development specialist with over 35 years’ experience focusing on high quality desirable homes in London & the South-East. This small – medium company is full of ‘people’s people’ with a friendly and welcoming sociable atmosphere where repeat business is at the centre of their business. They offer a stress fee service to their clients and work on a partnership basis to ensure the end product is as desired. With 4 divisions within the group this role is for the development arm focusing on Affordable Housing; Housing Associations; Local Authorities building long term relationships with a £60m turnover. Their largest scheme has just been handed over which was a £22m scheme comprising 155 units.



Job Description

  • Appraising sites for the company to understand planning potential and planning risk prior to acquisition / pre-contract analysis
  • Review consented sites with Group Land Director prior to acquisition to understand ‘value add’ opportunities and planning enhancements / gain.
  • Appoint and manage the planning professional team and manage appropriate budget expenditure
  • Organise and administer the planning application submission with consultant team
  • Assist the Group Land Director in managing the planning application process for projects and ‘land led’ projects with RP clients
  • Liaise with the Local Planning Authority on all planning matters and build relationships with Planning Officer and Politicians raising issues or points of commercial importance with the Group Land Director
  • Negotiate planning conditions alongside the Group Land Director and review with Technical team and professional team
  • Negotiate and agree S106 Agreements / Unilateral Undertakings
  • Promote strategic land opportunities and make representation within the local plan process.
  • Ability to work closely with Technical team to understand the risk of any planning conditions and 106 obligations at pre-contract / tender stage
  • Assist Technical discharging complex planning conditions
  • Assist Technical with amendments to consented plans to ensure buildability, reduce risk and increase profit for the Group
  • Ensure that the company is kept informed of all key planning policy changes (particularly areas of new business opportunity).
  • Produce accurate and timely reports on all Planning matters for submission to the Board of Directors.
  • Assist the Group Land Director in financially appraising sites / new land opportunities
  • Attendance at site meetings, planning meetings and landowner meetings as required
