Our client are a 200m turnover business that produce bespoke quality family homes. Due to growth plans to increase by 20% over the next 2 years they require an Estimator to join them. You will be reporting to the Head of commercial  and will be based in their offices but you will also have the option to work from home or work on a flexi time basis.

Main Purpose of the Job:

Preparation and accountability of land appraisals in support of site acquisitions and ensuring successful completion of prestart on-site activities.

This role will be integral to the Commercial Department, being responsible for producing appraisals with the land team; monitoring and controlling expenditure on all of the Divisional developments by controlling the “cost of sales” and ensuring that all Commercial policies and procedures are adhered to.

The post holder will be responsible for the preparation and accountability of land appraisals, preparation of approval papers, civil package tenders/awards, establishing and maintaining cost libraries, establishing and maintaining bills of quantities, implement and review of S106/S75 schedules, pre-acquisition and pre start co-ordination between all disciplines, cost benefit analysis exercises, compliance with all policies and procedures including Health and Safety.


Key Responsibilities/Duties:

Land Appraisals and Acquisitions

  • Maintain accuracy of regional master Land Appraisal(s) within Eque2 house building software and in Excel
  • Together with the land team prepare site specific land appraisals in line with established land bid timetables
  • Review, establish and report on risks and opportunities with each land bid
  • Liaise with all relevant disciplines and third parties to successfully compile land bids in line with agreed timescales
  • Review, analyse, query, input and report on information provided in connection with land bids
  • Ensure relevant submissions into land approval papers (Gates)Consider and discuss value engineering ideas pre and during design stage
  • Create plots and budgets from land appraisals
  • Prepare and present budget handover pack to Surveying and Procurement teams


  • Establish and maintain regional cost libraries in respect of house types, prelims (build and sales), site and infrastructure works
  • Produce, update, report on and present changes to cost libraries / regional comparisons / geographic influences for approval
  • Establish base costs for new house types
  • Ensure bills of quantities are produced and maintained in support of land bids and site orders, including house types
  • Upload house type bills of quantities into Eque2
  • Cost / Benefit analysis on existing, alternative and new methods of construction
  • Ensure plots and garages created as part of a budget have full and relevant schedules to make sure orders and can be placed without delay

Site Mobilisation

  • Prepare site specific budgets in preparation for land appraisals and support in the mobilisation activities as required
  • Compliment all site start activities ensuring no delays are encountered by the Surveying and Procurement teams
  • Tender, negotiate, obtain approval to award civils packages as required
    Together with relevant parts of the Commercial team, ensure relationships established and maintained with key civil contractors
  • Ensure clear and concise information is available to present at key milestones, including Gate meetings and budget presentations

Other responsibilities as required, but not limited to

  • Support wider team dependant on business workload
  • Ensure familiarity with Health, Safety and Environmental policies and comply with employee responsibilities
  • Comply with company policies, procedures and instructions at all times

Professional Profile:

  • Qualified to a minimum level of HNC in a construction related course
  • Minimum three years’ experience in a similar position undertaking the above identified activities and working on residential projects
  • The individual will ideally hold a valid and appropriate CSCS card or commit to obtaining one
