Commercial manager – Residential Developer
Salary – Up to £90,000 (Depending on Experience) + Car/Allowance, Health, Life etc.
Location: Hertfordshire

About the Role:

·Ensure strict compliance with Ccompany policies, particularly those related to commercial, estimating and build cost and purchasing.

·Plan the Commercial operation within the constraints of the 3-year work flow and current budget and monitor the same.

·Actively be involved in drawing up the plan with the other members of the Regional Board.

·Accountable for achieving the budget set for the commercial operation in respect of the

·Region as a whole and on a site-by-site basis.

·Co-ordinate the activities of the department to include input into development appraisals at acquisition stage, preparation of construction and commercial budgets, co-ordination of staff etc., resources to meet construction start dates, attendance at all meetings relevant to the build programme.

·Undertake regular reviews of the construction programme to maintain (and improve where possible) targeted dates and costs.

·Identify and take necessary corrective action to maintain budgets and profit.

·Approve all cost implications over and above the set budget (in line with the predetermined levels of authority) and report on the same to the Regional Managing Director.

·Ensure that the Company’s standard specifications are adhered to with costs managed. Be responsible for production of all documentation in accordance with the procedure relating to the commercial control of business activities

· The post holder will make important decisions on a daily basis in order to maintain the smooth efficient running of the department.

·Support the Construction Director with cost management and compliance operations (health and safety, CDM etc.).

·Carry out regular performance reviews with all members of the team. Ensure that the highest professional and technical standards are maintained by staff at all times. Adhere to all relevant laws and regulations at all times.

·In accordance with the Expenditure Approval and Authorisation Policy, be responsible for ensuring that all payments are valid and reasonable within COINS and is supported by appropriate and approved supporting documentation.

·Ensure the Region is run in an efficient and cost-effective manner and that all policies and procedures are adhered to so as to maintain proper controls over operations. The post holder will have access to confidential and sensitive Company information. The utmost discretion is therefore required.

Candidate Requirements:

·Relevant Construction or Technical qualification to at least HND standard, preferably to degree level or professional qualification in Quantity Surveying

  • Must have at least 5 years recent, solid experience as a Commercial manager
  • You must have an industry relevant minimum HNC or equivalent and a related professional body membership is desirable (RICS / MOICB)
  • Knowledge of COINS OA would be highly beneficial
  • Must have experience in measuring drawings, preparing bills of quantities and using standard surveying techniques
